The honest answer is that there is no single reliable figure — published estimates for 2026 range anywhere from roughly GHS 1,200 to over GHS 6,500 per square metre, a spread wide enough to make any single number close to meaningless on its own. Here's what actually drives that range, and how to get a figure you can build a real budget around.
Why the Range Is So Wide
A per-square-metre estimate is only as good as the assumptions behind it. The same "3-bedroom house" can mean a basic single-storey block-and-render structure with standard fittings, or a duplex with imported tiles, a fitted kitchen, and premium finishes — and the cost difference between those two can easily be three to five times over, even though both fit the same description. Any quote or online estimate that doesn't specify the finish level, structure type, and location should be treated as a starting point for a conversation, not a number to budget against.
What Actually Drives Your Cost
- Location: Construction in Accra and Tema costs more than in smaller towns, largely due to higher labour rates and site logistics.
- Structure type: A simple single-storey bungalow on a straightforward site costs meaningfully less per square metre than a multi-storey house or anything with a complex roof or floor plan, because of the additional structural work and site complexity.
- Finish level: Standard local tiles, fittings, and paint versus imported tiles, fitted kitchens, and higher-end sanitary ware can account for a large share of the total swing in cost.
- Site conditions: Soil type, site slope, and access all affect earthworks and foundation costs before a single block is laid.
- What's included in the estimate: Some figures cover materials and labour only; others include design fees, permits, external works, and site services. Always confirm what's in and what's out.
Land, Permits, and Fees Are Usually Separate
Most published per-square-metre estimates cover the physical build only — land acquisition, professional design and supervision fees, and the building permit are typically additional. Ghana's building permit process alone commonly costs between roughly GHS 1,500 and GHS 10,000 depending on project size and location, and takes several months to process, so it needs to be budgeted and scheduled for separately from the construction itself.
The One Number Worth Trusting
Per-square-metre estimates are useful for an early, rough sense of scale — enough to know whether your ambition matches your budget before you commission drawings. But the number that should actually govern your build is a Bill of Quantities (BOQ): a detailed, item-by-item breakdown of every material and work item your specific design requires, priced against current rates. A BOQ is only possible once your design is at an advanced stage, but it is the difference between an estimate and a budget you can actually hold a contractor to.
How to Budget Sensibly
- Use a wide per-square-metre range for early feasibility — don't anchor on a single figure from an article or forum post.
- Get your design (or at least a detailed concept) to a stage where a proper BOQ can be prepared.
- Add a contingency of at least 10–15% on top of the BOQ total for the unknowns that always surface once construction starts.
- Budget separately, and early, for land, permits, and professional fees — they don't show up in most "cost per square metre" figures.
